ABUJA FARMLANDS: The Hidden Goldmine and Next Boom!

Abuja, the Federal Capital Territory and Seat of Power of Nigeria is a Land of great opportunity! The City has made a lot of men and women! The Property Market in the Metropolitan City for instance, has produced many Billionaires and Millionaires in the last two decades. The Real Estate Sector is one of the most profitable and booming businesses in Abuja, especially Residential Estates and Commercial Property.

However, the Residential Estates sub-sector is slowing down because of saturation. Today, the sub-sector is no longer as profitable as it used to be. It takes longer period now to sell those houses to recoup investments.Profits now take years to come by. New entrants are still coming in, but those who understand the Sector are already looking towards another coming up sub-sector, farmlands!
Farmlands in Abuja is the next big thing in the mega City. It is the next destination for smart property investors. Farm lands in Abuja will soon be invaded by Agro investors and those who want to go into the farming business. Government Policy is driving this shift in Property Market. Federal Government Policy
has shifted from Oil to Agriculture. Experts are agreed that all serious investors in the Nigerian Economy are moving towards the Agric Sector. Farming is going to be the next big boom in Nigeria. Clever investors who follow the direction of Government policies are already quietly buying up these cheap farm lands in Abuja with the inside knowledge that there will soon be rush to acquire Abuja farmlands when the present Federal Government Policy on Agriculture starts to take shape.

According to Dr. Johnson Ighadogbeh, an Investment Consultant, "if you want to accurately predict the most profitable future investment in a Country, watch closely the direction of Government policies and expenditure. In the case of Nigeria, the Federal Government having realized that the free petro-dollar party is about to end, due to developments in the International System, did a 360 degree turn. The Government has now shifted its focus to Agriculture, and I can bet that the trend will continue in the foreseeable future. Farming and other Agro related investments will be the  next money spinning businesses in Nigeria. Mining will follow, but mining takes time to mature."
The Federal Capital Administration designated some areas and Farm layouts specifically for the sole purpose of farming and other Agricultural related investments. However, many investors and farmers are not aware of the existence of these Farm layouts in some Area councils of Abuja. A lot of Abuja dwellers think that  Abuja is only designed for residential and commercial districts. These are the categories of people that may not benefit from the coming boom in the Agric Sector.

As it stands today, investing in Abuja Farmlands is the most profitable investment opportunity in the City. There is no other type of Real Estate Investment in Abuja that can compete with buying of farm lands as far as return on investment is concerned. These farmlands can be resold with great profit, rented or developed. Most of these Abuja Farmlands are being sold for peanuts now. Within the next few years, these farm lands will be selling for tens and hundred of millions of Naira. It happened at Maitama; it happened at Apo; it happened at Lokogoma. People were begged to come and buy Maitama land then when it was sold for 50,000. Many refused. Some said, "the place is bushy" Some asked, "when will development reach there?" Others observed, "the place is swamp" Today,  Land at Maitama goes between N300m to N1 billion.

During the early period of Goodluck's Administration, plots of lands in Jahi District suddenly  catapulted from about a million Naira to over N15m per plot over night! What happened? Government Policy: those who were privy to Government decision to develop Jahi District, quietly bought up the whole Jahi plots in the Market. The rest is now history!

These cheap Abuja Farmlands of today will certainly follow the above pattern and narrative in no distant time. A lot of International Agro Investors have already started to arrive Nigeria. Israelis, Chinese and others are already arriving. The Israeli Deputy Ambassador to Nigeria, Nadav Goren, confirmed this on Tuesday, the 10th of October. The Envoy told newsmen in Abuja that, "There are many Israelis in Nigeria, who manage and operate companies that focus on agriculture...."
